Two story extension to an immaculate cottage located in Bulmer completed in 2018.

Bear Builders were instructed to carry out the construction of a two storey extension to the stunning Oak Tree Cottage, Bulmer. The goal was to create garage space at ground floor and a new master bedroom and en-suite at first floor.

Our first task was to source a stone match and build a test panel to be signed off prior to order. Dringstone Ltd, of Pickering supplied us with the stone which was machine cut and hand dressed to an excellent quality finish. The extension was built using NHL and compromised of 3.5 lime mortar, mixed to a 2:5 washed soft sand, 0:5 sharp sand and a 1 lime ratio. The plans, drawn by Bramhall Blenkharn, of Malton, showed the extension was to built up to the neighbouring party garden wall which tapered in toward the rear of the property. This design detail presented a range of challenges, from the structural integrity of the party wall through to the angled roof plate and tapered internal walls.

The cottage, which is located within The Howardian Hills AONB has remarkable character and we worked to strict tolerances and to high specification to keep in line with the look of this, machine cut stone sills, stone heads and mullion corresponded to the existing stone millions on the property.

The structural stud work/ RSJ’S supported the ridge beams followed the detailed structural engineers report and calculations. A raft foundation to support the extension had to also meet structural calculations and adhere to building control specifications. Structural toe beams were installed under the raft to support the neighbouring wall, this was to take away risk of claps prior to digging the raft.

Handmade William Blyth light antic tiles specially produced to match older handmade pan tiles, were used on the roof to match with the unique tiling of the property. These tiles are often specified when working with and replacing old pan tiles on listed buildings. Traditional lead valleys, flashing and a single box gulley were used to complete the roof.

Old reclaimed York stone capping on the neighbouring wall was used to also match the existing wall capping, with heritage style lead work. Bear Builders also supplied handmade timber windows and garage doors, which were designed to match the existing dwelling.

A Villeroy and Boch W.C. suite was installed, along with first fix and second fix alongside Villeroy Boch tiles laid from the floor to the ceiling.

Other key features included; a new external Worcester boiler fitted, relocation of the mains electric board and a washed finish concrete flooring in the garage.

On completion of the extension, Indian stone paving was used to renovate the driveaway with a pin curb border and drop curb entry.
